We are thrilled to have you as our guest and want to ensure your stay is comfortable, enjoyable, and filled with unforgettable experiences. To help you make the most of your time here, we've put together this Welcome Book. Please take a moment to read through it and feel free to reach out if you have any questions or need further assistance.

Please note - Our property is privately owned and we’re excited to share it with you, however we ask that you please treat it with the utmost respect. It is in a rural area and is a great place to enjoy nature. While staying at Seven Springs, there may be visitors from wildlife such as insects, birds, reptiles, animals, etc. We advise you to not leave children unattended either inside or outside. There are neighboring farm animals - do NOT pet, reach for or feed. Please be aware of the barbed wire and electric fence that line the back of the property. It WILL shock you.

Self-check-in instructions: A unique 4 digit passcode will be sent to you before check-in that can be used at the front door of your specific cabin. Please note this code expires promptly at 11am.

Property Overview: When you pull into the property, to the right will be parking for 3 RVs and to your left 4 cabins. Please continue straight up the gravel driveway around the cabins and park in your cabin’s designated parking space. Cabin 1 is closest to the property entrance with Cabin 4 at the end of the driveway. Our property is 4 acres and is lined with an barbed wire fence.

Rules & Guidelines:

Please read below thoroughly. By booking our property, you are acknowledging your agreement to our rules and policies. 

Minimum age requirement: All unsupervised guests must be 25 years of age or older. Any guest 24 years or younger requires a 25 year or older supervisor. Please inform us of all guests who will be present. Valid photo ID may be required.

Young children: Our cabins are not child-proofed or child friendly. We have many guests staying with children, but it’s important for children to be supervised during their stay. The terrain around the cabins is beautiful but it is unsafe for unsupervised children.

Parking:  Registered guests must park on their assigned sites.  We allow one two (2) operational vehicles per cabin.  We do not allow boats, jet skis and/or box trailers to be parked on site.  Please contact the office to make the proper storage arrangements.

Guests:  Facilities in the park are for use by registered guests only.  There can be no more than a total of 2 people per cabin. 

Your Cabin:  The cabin you are renting is neat, clean and adequate for rentals.  Guests are required to keep their cabins in the same condition throughout your stay and must be in the same condition when you check out.  Do not make any changes to the cabin without prior written consent from management.  This includes decking, furniture and any physical changes to your cabin.  Keep your cabin free of litter including, but not limited to, cigarette/cigar butts, animal droppings and debris.  Do not let items accumulate under or around your cabin.  You may not sublease your cabin.  No major vehicle repairs will be permitted at your cabin. 

Pet Policy: We have a strict no pets policy in our Cabins. 

Damages: You are responsible for any damage/excessive trash that you or your guests may cause to the property.  To avoid incurring additional charges, please ensure that you comply with our policies, leave the cabin in a neat and orderly condition, and prevent damage to or theft of the property.  

Personal Belongings: We will not be held responsible for personal items left at the cabin.  Please check the cabin carefully to make sure that you have all personal belongings before you leave.  We will be happy to mail you an item left behind for the cost of packaging and shipping the item. 

Cancellation policy: Full refund for cancellations up to 5 days before check-in.

Property maintenance: Please note that while we try to have the property maintained between bookings, instances occur in which the landscaper will mow the yard during your stay. He is very quick and is typically done in less than half an hour. We apologize for the inconvenience and appreciate your understanding. If you are uncomfortable with this, please just let us know and we can try to reschedule it.

QUIET HOURS:  10:00pm to 8:00am  The quality of rest and relaxation of our guests is important  to us.  Please refrain from any loud noises and disturbances during this time period.  All electronics (example:  TVs, Radios and tablets) must be at a minimum volume.  Also be aware that speaking voices can carry throughout the campground.  If you are an early check-out, please be respectful of your neighbors.

CAMPFIRES:  All campfires must be contained in a portable fire pit and never directly on the ground. 

PRIVACY:  Please respect the privacy of other campers by not walking between or through occupied sites.  Use designated roads and pathways when walking. Anyone exhibiting behavior that does not promote family values, such as excessive drinking, swearing, fighting or any other illegal activity will be removed from the campground.  Violence or the threat of violence will not be tolerated.  Display or discharge of any weapon on the campground will result in immediate eviction without refund.

Security and Cameras: We have exterior security cameras facing the main entrance, the RV sites, the main drive down the cabins, and on parking space between cabin 1 & 2 and 3 & 4 to maintain a safe and secure property.

ALCOHOL:  This is a family park and the use of alcohol is limited to your own site and should not be brought into the common areas.

SMOKING:  Smoking is permitted outside your cabin.  Smoking is not permitted in any building, public space, laundry facilities or in any area where it may cause concern to your fellow campers.  Do not dispose of your cigarette/cigar butts on the ground anywhere on the property. Any evidence of smoking will incur additional fees. $500 penalty for unauthorized smoking will be charged to the credit card on file. Tenant is also liable for repairs expense and any and all lost revenue to property if the next tenant must be transferred to a different property while cleaning and repairs are completed.

FIREWORKS:  NO fireworks or sparklers of any kind are permitted.  Shooting of any fireworks on the entire property is grounds for immediate removal from the park, with no refunds.

MINORS:  Minors under the age of 18 should never be left alone on the campground property under any circumstances. Your children must be supervised at all times.  Disregard for campground rules by minor children will result in immediate eviction without notice or refund.

Tents: Tents are not allowed at our cabins without prior approval. 

SEven Springs Cabin Manual:

We ask that you please remove shoes when entering the cabin. This helps ensure our cabins stay fresh and free of unwanted dirt, grime, stains and other gross stuff.

Check-in: Check-in is at 3pm unless previously agreed upon prior to your arrival.

Check-out: Check out is promptly at 11am unless previously agreed upon. Housekeeping is scheduled to come in right at check out time to prepare for future guests. Checking out late without approval can result in additional fees. 

Furniture: Keep the property and all furnishings in good order. Do NOT move or rearrange any furniture. Do not allow shoes, food or drink on couches or beds.

Sink: Our cabins do not have garbage disposals. Please scrape all food into the trash before rinsing in the sink. Please do NOT push any food scraps down the drain. If it is found that food scraps have clogged our drains or septic, you could be charged damages of up to $2,000.

Appliances: Only use appliances for their intended uses. Do NOT leave any food in ANY appliance. Please cover food in the microwave when heating to reduce a mess. The ice maker in the freezer is not to be used for coolers. Do not adjust refrigerator temperatures.

Wifi: We have DTC wifi service but are in a rural area, and the wifi can be spotty due to many different reasons. No refunds will be given for any internet issues. The TVs may be used with your own login credentials. It is your responsibility to log out at the end of your stay.

Toilets: Do not flush anything in toilets except provided toilet paper. We are on a septic tank and flushing wipes or feminine products may cause extreme damages. If it is found that feminine products or wipes have been flushed and clog the septic system, you could be charged damages of up to $2,000. 

Water: Our water supply is on a well system and has been tested by the city. Due to this setup, it may take some time for the hot water to reach the preferred temperature. 

Trash: We do not have local trash service. Our cleaning crew will take up to 2 bags of trash per stay. If you have more than 2 bags of trash, please bag your garbage and dispose of it at the Keltonburg Trash Station located at 3563 Keltonburg Road, Smithville (Sunday – Closed / Monday through Saturday – 9 am – 6 pm).. PLEASE DO NOT BE A LITTERBUG!

Heating/Cooling: Each cabin has a heating and cooling system. Please adjust to a comfortable temperature when you are in the cabins. When you checkout please turn the unit to the OFF position. At times these units may become loud due to the nature of the property. If you run into any issues with your unit or feel it is not working properly, please contact us immediately.

Fuse Box: Each cabin has a fuse box located to the left of the front door. 

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included with the house, daily maid service is not included in the rental rate or cleaning fee rate. The agreed upon cleaning fee is assuming the house is left in reasonably good condition. If the house requires greater than normal time to clean after your stay an additional cleaning fee will be deducted from the guest security deposit. We do not permit towels or linens to be taken from the home. 

Grill: Please use the grill respectfully and contain any hot coals inside the grill. Clean up the space after your use, returning the grill under the cabin and cleaning all grilling utensils.

Accidents: If you break/damage something or have any problems, please contact us immediately.

Linens, Robes, Pillows, Blankets, Towels and more: We know they’re comfortable, but please do not take any of these items as they are the property of Seven Springs and should never leave the property. Upon checking out, if it is found that any of these items are missing, additional fees may be incurred. 

Spare Keys: Each cabin is equipped with a security code that is uniquely created for you and only you. If for any reason this code does not work or we lose electricity, there is a hidden spare key for each cabin. Please contact us directly if you run into this issue and we will advise further.

Departure Check out Instructions

  • Outside -

    • Return firewood wheel barrel and corn hole boards.

    • Clean and return the grill under the front deck.

      • Bring in and clean and grilling utensils. 

    Inside -

    • Empty refrigerator of any and all food brought in.

    • Empty the sink drain from any food scraps into the trash.

    • Wash all dishes (clean dishes can be left on the drying rack).

    • Make sure the kitchen stove is off and all knobs in the “off” position.

    • Dirty towels should be left on the floor of the shower.

    • Turn the thermostat off.

    • Open all the curtains.

    • Make sure all lights are turned off.

    • Lock the front and rear doors.

    • If you have more than 2 kitchen size bags of trash, please take them with you. We do not have local trash service.

    • Be sure to gather all of your personal belongings.

Boating and Water Sports: 

  • Pates Ford Marina on Center Hill Lake is a short 10 minute drive from the cabins, offers a range of services and amenities for visitors. Here are some of the offerings you can expect:

    • Boat Rentals: Pates Ford Marina provides various options for renting boats, including pontoon boats, ski boats, and fishing boats. Renting a boat allows you to explore the lake and enjoy water activities at your leisure.

    • Covered Boat Slips: If you own a boat, Pates Ford Marina offers covered boat slips for long-term or seasonal rentals. These slips provide protection for your boat from the elements and allow for easy access to the lake.

    • Boat Storage: The marina provides boat storage facilities for those who prefer to keep their boats securely stored when not in use. This option is convenient for boat owners who may not have their own storage space.

    • Fuel Station: Pates Ford Marina features a fuel station where you can refuel your boat or other watercraft. This is convenient for longer trips or if you need to top up your fuel during your time on the lake.

    • Ship Store: The marina has a ship store where you can find essential boating supplies, snacks, beverages, ice, and other convenience items. It's a convenient stop for any necessities you may need for your time on the water.

    • Lakeside Restaurant: Pates Ford Marina is home to a lakeside restaurant that offers scenic views and a menu of delicious food and refreshing drinks. It's a great spot to relax, enjoy a meal, and soak in the beautiful surroundings.

  • Fishing: Center Hill Lake is known for its fishing opportunities, and Pates Ford Marina provides access to excellent fishing spots. Whether you're an avid angler or just want to try your hand at fishing, the marina is a great starting point.

Hiking and Nature Trails: 

  • Burgess Falls State Park is a scenic 40 minute drive, but if you’re hunting for waterfalls, it may be worth it! Witness breathtaking waterfalls, including the 130-foot Burgess Falls.

    Easy Hikes:

  • Hurricane Bridge Recreation Area Trail: This trail is located on the eastern side of Center Hill Lake and offers a relatively easy 2.6-mile loop. The trail takes you through a wooded area and leads to the Hurricane Bridge, where you can enjoy panoramic views of the lake and the surrounding countryside.

  • Edgar Evins State Park Trails: Edgar Evins State Park, located on the shores of Center Hill Lake, offers several easy hiking trails suitable for all ages and skill levels. The Highland Rim Nature Trail and the Millennium Trail are both short and provide a chance to explore the park's diverse flora and fauna.

  • Burgess Falls State Park: Although not directly adjacent to Center Hill Lake, Burgess Falls State Park is a short drive away and offers beautiful waterfall hikes. The main trail to the falls is approximately 1.5 miles round trip and provides views of multiple waterfalls along the way, including the impressive 130-foot Burgess Falls.

  • Rock Island State Park: Another nearby park worth visiting is Rock Island State Park. The Blue Hole Trail is an easy 0.3-mile walk that leads to a scenic swimming hole with crystal-clear waters. Additionally, the Great Falls Loop Trail is a flat, paved path that offers views of cascading waterfalls and the Caney Fork River.

  • Window Cliffs State Natural Area: Located east of Center Hill Lake, Window Cliffs State Natural Area features a moderate 4.4-mile trail. While it's slightly longer, the trail itself is relatively easy, with well-maintained paths and beautiful rock formations along the way, including the unique "window" formations.

    Moderate Hikes:

  • Virgin Falls State Natural Area: Located northeast of Center Hill Lake, Virgin Falls State Natural Area offers a moderate 8-mile trail that leads to the stunning Virgin Falls. This hike takes you through diverse landscapes, including forests, creeks, and rock formations, and culminates in the breathtaking sight of a 110-foot waterfall.

  • Burgess Falls State Park: While the main trail to the falls at Burgess Falls State Park is an easy hike, the park also offers a moderate 1.5-mile Ridge Top Trail. This trail takes you through the park's wooded areas and provides scenic views of Center Hill Lake and the surrounding countryside.

  • Rock Island State Park: Rock Island State Park offers several moderate hiking trails that showcase the park's natural beauty. The Blue Hole Trail is a 1.5-mile loop that takes you through the park's unique geological features and offers views of the Caney Fork River. The Twin Falls Loop Trail is another moderate option, providing scenic views of Twin Falls and the Caney Fork River Gorge.

  • Window Cliffs State Natural Area: While the Window Cliffs hike also has a moderate section, it can be included here as it offers both moderate and more challenging portions. The 5.4-mile trail takes you through scenic woodlands, along creeks, and ultimately leads to the impressive Window Cliffs rock formations.

    Harder Hikes:

  • Fiery Gizzard Trail: Located north of Center Hill Lake near Tracy City, the Fiery Gizzard Trail is a challenging 12.5-mile trail that takes you through rocky gorges, along waterfalls, and offers breathtaking views. It's known for its ruggedness and requires good physical fitness and proper hiking gear.

  • Savage Gulf State Natural Area: Located northeast of Center Hill Lake, Savage Gulf State Natural Area offers several challenging trails that traverse deep gorges and offer stunning overlooks. The Stone Door Trail is a popular choice, featuring a 3-mile loop that descends into the gorge and rewards hikers with panoramic views.

  • Virgin Falls State Natural Area: While previously mentioned as a moderate hike, the full trek to Virgin Falls is considered a more difficult endeavor. The trail covers around 9 miles of varied terrain, including steep ascents and descents. It's important to be prepared with sturdy footwear, plenty of water, and appropriate hiking gear.

  • Fall Creek Falls State Park: Although Fall Creek Falls State Park is not directly adjacent to Center Hill Lake, it offers challenging hikes that are worth considering. The park features multiple trails of varying difficulty, including the Alum Cave Trail, which is a strenuous 4.8-mile loop that takes you to the base of Fall Creek Falls.

    Waterfalls:

  • Burgess Falls: Located in Burgess Falls State Park, this series of cascading waterfalls is a popular attraction. The main waterfall plunges 130 feet into the gorge below, and there are additional smaller falls along the river. It's approximately a 30-minute drive from Center Hill Lake.

  • Cummins Falls: Situated in Cummins Falls State Park, this waterfall is known for its picturesque beauty. It requires a moderately difficult hike to reach the falls, but the reward is worth it. The waterfall drops about 75 feet into a scenic swimming hole. It's approximately a 45-minute drive from Center Hill Lake.

  • Fall Creek Falls: Although not directly adjacent to Center Hill Lake, Fall Creek Falls is the tallest waterfall in the eastern United States and worth a visit. It's located in Fall Creek Falls State Park, about a 1.5-hour drive from Center Hill Lake. The waterfall drops an impressive 256 feet and offers stunning views.

  • Rock Island State Park: Rock Island State Park is home to multiple waterfalls along the Caney Fork River. Twin Falls, which consists of two side-by-side waterfalls, is a popular attraction. There are also other smaller cascades and rapids throughout the park. It's approximately a 30-minute drive from Center Hill Lake.

  • Foglight Foodhouse (Rock Island, TN) - Located approximately 20 minutes southwest of Smithville, Foglight Foodhouse is known for its eclectic menu featuring dishes made with locally sourced ingredients.
